The process typically begins with an initial consultation between the mold assessor and the property owner or occupant. During this discussion, the assessor gathers information about any known moisture issues, past water damage events, or health concerns related to mold This information helps in formulating an assessment plan.

The mold assessor conducts a thorough visual inspection of the property. They examine areas where mold is commonly found, such as basements, crawlspaces, bathrooms, kitchens, and areas with current water leaks or prior water damage. The assessor looks for visible signs of mold growth, discoloration, staining, including any abnormal odors consistent with bacterial odor and or microbial growth.

Moisture is a key ingredient for facilitating mold growth. The assessor uses moisture meters and hygrometers to measure the levels within thin building materials and air. They may also utilize thermal imaging cameras to detect anomalies consistent with elevated moisture levels in the building materials.

Mold samples are collected to determine the type and concentration of mold present. This can be done through air sampling or surface sampling. Air samples are collected using pumps that draw air into a spore trap or cassette. Surface samples involve swabbing or tape-lifting from suspected areas.

Samples collected during the assessment are sent to a laboratory for analysis.
